"I turn spaces into unforgettable stories."

In today's competitive hospitality world, what wins is emotion, atmosphere and the promise of an exceptional experience — one I spark in your guests before they even arrive. I help premium hotels, design resorts and luxury residences build a strong and authentic visual identity.

Behind every frame: strategy and personal approach

My name is Jan Kůs and my passion is hunting for perfect light, clean angles, and moments when architecture and space come alive on their own. I don't build my portfolio on volume. I believe in uncompromising quality and a detail that speaks for itself.

Why invest in professional imagery? Studies show that properties with first-class visuals achieve demonstrably higher occupancy, higher ADR, and a significant rise in direct bookings on their own website. Top-tier photography isn't a cost — it's a high-return asset with a 3 to 5-year lifespan.

On site, expect no stress and no commotion. I work alone, quietly, and with the utmost respect for your guests' privacy.

My specializations

I. Hotel & resort photography

Emotion and experience first. I capture authentic moments from the life of your hotel — the relaxed atmosphere of the lobby, the calm of a morning spa, the quiet details that build a sense of perfect comfort. My aim is to create a complete visual narrative that resonates with discerning travellers and drives them to book on the spot.

II. Architecture & interiors (day & night)

Precise geometry and the magic of the blue hour. Every building and every design detail has its own geometry and essence. I shoot through the day and into the night to capture a space in its best possible light. My specialty is night-time exterior and interior images (so-called "hero shots") taken in the narrow window of the blue hour.

III. Lifestyle, destination & drone

Connecting your property with the story of its location. Guests don't just buy a room, they buy the experience of an entire destination. I create lifestyle imagery with a human touch that feels natural, warm and effortless. I complement these with precise aerial drone shots that show your resort in harmony with the surrounding landscape.

IV. Food & drink

Culinary art that draws people in. Gastronomy is a key part of the hotel experience. With an eye for detail and modern food styling I capture your menu, signature cocktails, and the atmosphere of your hotel restaurant or bar. I build visuals that instantly trigger appetite and present your kitchen at the highest level.

How I work

Project phaseHow we build your visual story together
1. Shot listA shot list isn't a luxury for me — it's the foundation of success. Before the shoot we define in detail what I'll photograph. You get a precise view of the scope, and I can price the project fairly and accurately.
2. Scout dayIf time and space allow, I spend the day before the shoot scouting the location. I watch how light moves through the rooms, find the best angles, and plan the schedule to avoid your operational peaks.
3. Production & discretionI arrive alone. I work quietly, efficiently, and blend in with the rhythm of your hotel. I sync with your team, coordinate with housekeeping, and make sure my presence never compromises your guests' comfort.
4. Post-productionI retouch every image myself, in detail and invisibly. I straighten lines, clean up distractions and fine-tune colour tones so the photographs have a top-tier, consistent and timeless look.

Pricing & licensing

I know managing third-party licences (Booking.com, Tripadvisor, PR agencies, travel sites) would be an administrative nightmare. That's why on my hospitality projects I never restrict usage rights by time or geography. You get the photos with a complete, unrestricted licence for all your own channels.

Every project is priced individually based on your specific shot list and prep requirements. Send me a message for a no-obligation quote.

Frequently asked questions

Why is the shot list so important to you?

+

A shot list gives us a clear guide. You know exactly which photos you'll get, and I can plan time and equipment around the difficulty of each shot (e.g. daytime interior vs. night exterior). It avoids the disappointment of missing shots and inefficient time on site.

What is a scout day for, and is it necessary?

+

A scout day is key to perfect images. It lets me map the sun's movement, plan exact minutes for golden and blue hour, and coordinate with housekeeping on which rooms to prepare. It saves precious time during the shoot itself.

How long does the shoot take and how disruptive is it?

+

It depends on the scope of the shot list. Smaller projects and website refreshes take 1–2 days; large resorts with multiple room categories, spa and restaurants need 3–5 days. Because I work alone I don't need to coordinate a huge crew, I don't block hallways, and I work completely discreetly.

What about licensing? Can we share the photos with our PR partners or Booking.com?

+

Yes, without restrictions. Unlike many photographers I don't limit rights by time or geography. You can upload the photos to any booking site, share them with media for PR articles, or print them in a brochure.

Can I work with you if my hotel is outside Prague or abroad?

+

Of course. I'm based in Prague but I'm happy to travel for high-end projects anywhere in the Czech Republic and beyond. I handle all logistics and travel myself, so there's no extra hassle on your end.
